Plumbing and drainage: We inspect accessible suction and return lines, valves, cleaner connections, autofill devices, relief valves, exposed plumbing, and the equipment pad for signs of pressure loss or leaks. Underground plumbing cannot be fully confirmed by sight alone. If the pressure test, water-loss test, or operating symptoms suggest a problem, the next step may be specialized leak detection rather than guessing at the repair.
Safety features: We check gates, latches, barriers, alarms, drain covers, handrails, ladders, and visible bonding or grounding concerns. California pool safety requirements can be significant during a home sale, and a loose gate latch or missing barrier is not merely cosmetic. Buyers should confirm which safety items are required for the property and whether improvements or permits are needed.
