A pool deck should generally slope away from the pool and the house, commonly around 1/4 inch per foot for concrete or other hardscape, depending on the design and local construction requirements. The exact finished slope matters more than the appearance. A deck can look level while still holding water in a low corner.

During an inspection, look for these warning signs:

  • Water remains on the deck more than 30 to 60 minutes after irrigation or rain.
  • The coping or expansion joint is stained on the side facing the house.
  • Soil has washed out beside the deck or under a gate.
  • The skimmer lid, equipment pad, or pool light area sits below the surrounding grade.

Plan a deliberate overflow route before a major storm. A deck drain, channel drain, catch basin, or properly sloped swale can direct surface water toward an approved discharge area.
